Urban and suburban areas are increasingly adopting transit-oriented development (TOD) strategies to address rapid population growth, traffic congestion, and sustainable land use. Despite this widespread implementation, there is limited empirical understanding of how the impacts of TOD differ between urban cores and their surrounding suburban contexts. This research aims to conduct a comprehensive comparative analysis of the social, economic, and environmental impacts of TOD in urban versus suburban areas, thereby providing insights that can inform policy and planning practices for diverse regional contexts. The primary objectives are to assess the extent of land use changes, transportation modal shifts, socio-economic transformations, and environmental sustainability outcomes associated with TOD in both settings. Employing a mixed-methods research design, the study integrates quantitative and qualitative data collection and analysis. The quantitative component involves a cross-sectional survey of 600 residents—300 from urban TOD precincts and 300 from suburban TOD precincts—selected via stratified random sampling from three metropolitan regions known for their TOD initiatives. Data collection instruments include structured questionnaires designed to measure transportation behavior, socio-economic status, land use preferences, and environmental awareness. Additionally, spatial data analysis utilizing Geographic Information Systems (GIS) will quantify land use changes over the past decade. It highlights critical contextual factors that influence TOD effectiveness and offers a conceptual framework for policymakers to optimize TOD strategies according to regional characteristics. The main conclusion underscores the necessity for differentiated planning frameworks that consider local urban form, socio-economic conditions, and infrastructural capacities. Recommendations include adopting context-specific policies that encourage hybrid land use, strengthening stakeholder engagement, and integrating environmental sustainability metrics into TOD planning processes. The study advocates for continuous monitoring and adaptive management of TOD projects, emphasizing their potential to sustainably transform both urban and suburban regions, provided strategic frameworks are tailored to specific regional dynamics. Future research should explore longitudinal impacts and the role of emerging technologies in enhancing TOD outcomes in diverse geographic contexts.
