Assessing Sustainable Property Development Practices in Urban Residential Estates: A Case Study of Greenfield Estates

Thesis Abstract

The rapid urbanization and increasing environmental concerns have underscored the necessity for sustainable property development practices in residential estates, prompting this study to assess such practices within Greenfield Estates, a prominent urban residential community facing challenges related to resource efficiency, environmental impact, and community well-being. This research aims to evaluate the extent to which sustainable development principles are integrated into property development processes and identify the factors influencing their adoption by developers, residents, and policymakers. The specific objectives include (1) analyzing the current sustainability practices employed in Greenfield Estates; (2) identifying barriers and facilitators to sustainable property development; (3) examining residents' perceptions of sustainability initiatives; and (4) proposing actionable recommendations for enhancing sustainability integration in urban residential developments. The research adopts a mixed-methods approach, combining quantitative and qualitative methodologies to generate comprehensive insights. The quantitative component employs a structured survey administered to 350 residents, selected through stratified random sampling to ensure representativeness across different age groups, income levels, and occupancy types. Simultaneously, key informant interviews are conducted with 15 stakeholders, including property developers, estate managers, urban planners, and local government officials, selected via purposive sampling to capture diverse perspectives. Data collection instruments include a structured questionnaire for residents, developed based on sustainable development frameworks, and semi-structured interview guides aligned with the study objectives. The quantitative data will be analyzed using descriptive statistics, correlation analysis, and multiple regression analysis to identify significant predictors of sustainable practices. The qualitative data will be subjected to thematic analysis, following Braun and Clarke’s approach, to uncover underlying patterns, barriers, and enablers. Expected findings are anticipated to reveal that while Greenfield Estates has incorporated certain sustainable features such as energy-efficient designs and waste management practices, considerable gaps remain in areas like water conservation, green spaces, and community engagement. The analysis is expected to demonstrate significant relationships between residents' environmental awareness, socioeconomic status, and their satisfaction with sustainability efforts. Key barriers identified may include financial constraints, lack of regulatory enforcement, and limited awareness among developers and residents. Facilitators are likely to include supportive policies, incentives, and community involvement initiatives. This study contributes to wider knowledge by providing empirical evidence on the applicability and effectiveness of sustainable property development practices within the African urban context. It extends existing frameworks by integrating the Theory of Planned Behavior and the Diffusion of Innovations theory to explain behavioral and adoption patterns among stakeholders. The developed conceptual model synthesizes the interrelated factors affecting sustainability implementation, serving as a reference for policymakers and practitioners seeking to advance sustainable urban residential developments. The main conclusions underscore that embracing sustainability in property development requires holistic, multi-stakeholder interventions, with policymakers playing a pivotal role in fostering enabling environments through incentives and regulatory reforms. Practical recommendations include the integration of sustainability criteria into planning regulations, enhanced stakeholder engagement, and community education programs to foster behavioral change. The study suggests further research could explore longitudinal assessments of sustainability impacts or comparative analyses across different urban settings to optimize best practices in sustainable property development. Ultimately, this research aims to inform targeted strategies that promote environmentally responsible, socially inclusive, and economically viable residential estates, contributing to sustainable urban growth and improved quality of life for residents.
