  • The establishment of the University of Uyo in Ikpa Road, Uyo Local Government Area of Akwa Ibom State has brought about real estate development and also has been able to command increase in its rental trends. This study analyzes the impact of the university mostly on the residential properties in the study area. With its objectives being to help identify the various class of population with the study area which tends to affect the rental value. Also to identify the various types of residential properties developed in the study area and finally, determining the rent passing on developed residential properties which in turns helps to analyze the impact of the siting of the University of Uyo on rental value around the study area. The research design used was the before and after which aids in recognizing the changes observed before the university was sited and after it was sited. Questionnaires were handed out to the residents of the area being both the tenants and the landlords who were interviewed orally in other to gather more data. The collected data was presented using simple percentage and analyzed using correlated analysis. It was observed that before the establishment of the university in the area, teaching and nonteaching staff became a large part of the population. It could be observed that before and after the siting of the university, there has been a change in the type of residential properties developed in the area. These developments have led to increase in the rent passing on these properties in the study area. The effect which was grouped into environmental effects, in form of increase in population and land use, economic effect in form of increase in business and commercial effect in form of increase in business and commercial activities. Infrastructural effect in form of better electricity, water supply and transportation network has increased tremendously in the study area.
