Thesis Abstract
Rapid urbanization and population growth have intensified the demand for sustainable land use planning in residential estates, highlighting the need for frameworks that balance environmental, social, and economic dimensions. Despite various planning approaches, many urban residential developments continue to face challenges related to inefficient land utilization, environmental degradation, and inadequate infrastructure, necessitating a comprehensive and context-specific planning framework that promotes long-term sustainability. This study aims to develop a sustainable land use planning framework tailored for urban residential estates, with specific objectives to analyze existing planning practices, identify key sustainability indicators, formulate a theoretical model integrating environmental, social, and economic considerations, and validate the framework through empirical testing. The research adopts a mixed-methods approach, combining qualitative and quantitative data collection and analysis techniques. A case study design is employed, focusing on three urban residential estates within the metropolitan area, with a population comprising urban planners, land developers, estate managers, residents, and local government officials. A total sample size of 150 respondents is selected using stratified random sampling to ensure representation across stakeholder groups. Data collection instruments include semi-structured interviews, structured questionnaires, and documentary review of planning documents and land use policies.
