Assessing the Impact of Property Management Practices on Tenant Satisfaction in Urban Residential Estates

Thesis Abstract

Urban residential estates are a critical component of housing provision, yet tenant satisfaction within these developments remains inconsistently achieved, often due to ineffective property management practices. This study seeks to empirically assess the influence of property management practices on tenant satisfaction in urban residential estates, with the aim of identifying key management factors that enhance residents' perceptions and experiences. The specific objectives are (1) to evaluate the current property management practices employed in urban residential estates; (2) to assess the level of tenant satisfaction and identify its determinants; (3) to analyze the relationship between property management practices and tenant satisfaction; and (4) to recommend strategies for improving management effectiveness and tenant satisfaction. The research adopts a descriptive cross-sectional survey design, rooted in pragmatism as the philosophical paradigm, to facilitate comprehensive data collection and analysis. The population comprises tenants residing in 15 urban residential estates within a metropolitan area, with a total population of approximately 3,000 residents. A stratified random sampling technique was employed to select a sample of 384 tenants, ensuring representation across different estate sizes and tenant demographics. Data collection instruments include a structured questionnaire, developed based on existing property management and tenant satisfaction scales, validated through a pilot study and tested for reliability using Cronbach's alpha coefficients, which ranged from 0.78 to 0.86. Qualitative data were obtained through semi-structured interviews with property managers to complement quantitative findings. Data analysis involved descriptive statistics to profile respondents and their experiences, while inferential techniques such as multiple regression analysis tested the relationship between property management practices and tenant satisfaction. The analysis utilized SPSS software, with hypotheses tested at a 5% significance level. The study draws on theories such as the Client Satisfaction Theory and the Service Quality Gap Model to interpret findings within a conceptual framework that links service delivery processes to tenant satisfaction outcomes. It is anticipated that the results will reveal significant positive correlations between proactive maintenance, transparent communication, and responsive management with higher tenant satisfaction levels. Furthermore, the study expects to identify specific management practices that are most instrumental in fostering tenant contentment and loyalty. The expected contribution to knowledge includes a validated model illustrating the pathways through which property management practices influence tenant satisfaction, filling existing gaps in empirical literature, particularly within urban African contexts. The findings will equip property managers, policymakers, and estate developers with evidence-based strategies aimed at optimizing management operations to enhance tenants’ experiences. The main conclusion underscores the necessity of adopting holistic and tenant-centered property management approaches to improve overall satisfaction and retention in urban estates. Based on these findings, recommendations include implementing standardized management protocols, regular tenant feedback mechanisms, and targeted staff training to enhance service quality. The study also suggests avenues for future research, such as longitudinal investigations to examine the long-term effects of management interventions and comparative studies across different urban settings. Overall, this research advances understanding of the dynamics between property management practices and tenant satisfaction, offering practical insights for sustainable estate management and improved residential quality of life.
