Assessing Sustainable Property Development Practices in Urban Residential Estates: A Case Study of Greenfield Estates

Thesis Abstract

The rapid urbanization of residential areas has heightened concerns over the sustainability of property development practices, particularly in middle-income urban estates such as Greenfield Estates, where environmental, social, and economic considerations intersect. This study investigates the extent to which sustainable development principles are integrated into property development processes within Greenfield Estates, aiming to identify gaps and propose strategies for enhancing sustainability outcomes. The specific objectives are to evaluate current development practices against established sustainability criteria, examine stakeholders’ perceptions and attitudes towards sustainable development, analyze the influence of regulatory frameworks on development practices, and recommend targeted improvements for sustainable property development in similar urban contexts. Employing a mixed-methods research design, the study combines quantitative surveys and qualitative interviews to provide a comprehensive understanding of sustainability practices. The population comprises property developers, estate managers, residents, and regulatory officials within Greenfield Estates, with a total of 200 respondents for the survey and 20 key informants selected through purposive sampling. Quantitative data are collected via structured questionnaires, with validity ensured through expert review and reliability tested using Cronbach’s alpha coefficients exceeding 0.8. Qualitative data are obtained through semi-structured interviews, subsequently analyzed via thematic analysis to uncover underlying perceptions and contextual factors influencing development practices. Quantitative data are analyzed through descriptive statistics to depict current practices, while inferential analyses such as multiple regression are employed to assess the relationship between regulatory enforcement, stakeholder perceptions, and sustainability outcomes. The qualitative data are integrated to contextualize the findings and explore nuanced insights into barriers and enablers of sustainable development. The theoretical frameworks grounding this study include the Triple Bottom Line (TBL) theory and the Theory of Planned Behavior (TPB), which facilitate understanding of the economic, environmental, and social dimensions of sustainability and the behavioral factors influencing stakeholders’ actions. Preliminary expectations suggest that sustainable property development practices in Greenfield Estates are inconsistently applied, with notable gaps in environmental considerations such as waste management and energy efficiency, partly attributed to limited regulatory enforcement and insufficient stakeholder awareness. The study anticipates identifying positive correlations between proactive regulatory policies, stakeholder engagement, and sustainable development outcomes. Findings are expected to reveal critical areas for policy intervention, capacity building, and awareness campaigns to embed sustainability more effectively in development processes. This research contributes to the body of knowledge by providing empirical evidence on the implementation of sustainable practices in urban residential estates within a developing country context, filling existing gaps related to stakeholder perceptions and regulatory impacts. It offers a valuable reference for policymakers, developers, and urban planners seeking practical frameworks for integrating sustainability into property development. The study concludes that achieving sustainable property development in urban estates like Greenfield requires a coordinated approach involving stricter regulatory enforcement, enhanced stakeholder participation, and increased awareness of sustainability benefits. Recommendations include the formulation of comprehensive sustainability standards, capacity-building programs for developers and residents, and the strengthening of monitoring and evaluation mechanisms. Lastly, the research suggests avenues for further investigation, such as exploring emerging green technologies and their adoption in property development, and comparative analyses across different urban settings to generalize findings. Overall, the study underscores the importance of aligning development practices with sustainability principles to foster resilient, equitable, and environmentally responsible urban residential communities.
