Thesis Abstract

The management of colonial-era properties presents significant challenges related to ownership documentation,Tenant identification, maintenance, and revenue collection, which often result in inefficient operations and loss of revenue for municipalities and estates. This study aims to design an integrated digital platform to enhance the management and administration of colonial properties, with specific objectives to analyze existing property management practices, develop a user-centered digital solution, evaluate its usability and effectiveness, and propose an implementation framework for stakeholders. Employing a mixed-methods research design, the study combines qualitative methods—such as thematic analysis of interviews with 30 estate managers and property owners, and focus group discussions with 15 stakeholders—and quantitative approaches, including a survey of 200 estate tenants and administrators across five urban districts, to gather comprehensive data on current practices, needs, and infrastructural gaps. The research adopted a pragmatic paradigm, emphasizing both the experiential insights of stakeholders and measurable outcomes of the digital platform's deployment. Data collection instruments included semi-structured interview guides, structured questionnaires, and usability testing checklists. The validity and reliability of these instruments were ensured through pilot testing and expert validation, with Cronbach’s alpha coefficients exceeding 0.8. Analytical techniques comprised descriptive statistics, chi-square tests for associations, multiple regression analysis to determine factors influencing platform adoption, and thematic analysis for qualitative data using NVivo software. The development process of the digital platform integrated user-centered design principles, drawing on the Technology Acceptance Model (TAM) and the Unified Theory of Acceptance and Use of Technology (UTAUT) to guide usability and acceptance assessments. Expected findings indicate that the digital platform significantly improves record-keeping accuracy, transparency in revenue collection, and tenant management efficiency. The study anticipates identifying key determinants of successful platform adoption, such as perceived ease of use, subjective norms, and infrastructural readiness, and elucidating barriers faced by stakeholders during implementation. The effectiveness of the platform will be evaluated through usability testing, which is expected to reveal high satisfaction levels and improved operational workflow compared to traditional manual systems. The contribution to knowledge lies in bridging the gap between colonial property management practices and contemporary digital solutions, providing a replicable framework adaptable to similar contexts involving aged and underutilized properties. Furthermore, the study advances understanding of technology adoption in public estate management within post-colonial urban environments, offering empirical evidence for policy formulation and strategic planning. The theoretical integration of TAM and UTAUT enriches the discourse on digital transformation in estate management, aligning technological innovation with stakeholder acceptance dynamics. The main conclusion underscores that well-designed digital platforms can substantially enhance the efficiency, transparency, and sustainability of colonial property management, provided that user acceptance and infrastructural challenges are adequately addressed. Based on the findings, recommendations include the development of capacity-building programs, policy reforms to facilitate digital integration, and stakeholder engagement strategies to foster acceptance. The study suggests future research to explore long-term impacts of digital platforms on property rehabilitation, revenue optimization, and urban renewal projects, thus contributing to the evolution of smart estate management systems in legacy urban environments.
