Thesis Abstract

The increasing urgency to promote sustainable development within the real estate sector necessitates the development of comprehensive property management frameworks that integrate environmental, economic, and social considerations to promote long-term sustainability. This study addresses the critical gap in existing property management practices by proposing, designing, and empirically evaluating a sustainable property management framework that enhances environmental stewardship, operational efficiency, and stakeholder satisfaction. The primary aim is to develop an adaptable, evidence-based framework that property managers can implement to improve sustainability outcomes across diverse real estate portfolios. The specific objectives include (1) identifying key sustainability dimensions and practices relevant to property management; (2) formulating a conceptual framework grounded in the Theory of Planned Behavior and Sustainable Development Theory; (3) designing a practical model incorporating sustainability indicators, management processes, and monitoring mechanisms; (4) evaluating the framework's effectiveness through empirical analysis; and (5) providing actionable recommendations for policy and practice. The study employs a mixed-methods research design comprising qualitative and quantitative approaches to capture the complexity of sustainable property management. The research population includes property management firms operating within a metropolitan region with an estimated total of 150 firms, from which a stratified random sample of 60 firms is selected based on size, ownership type, and sustainability engagement levels. Data collection instruments consist of semi-structured interviews with property managers, structured questionnaires distributed to 300 tenants and investors, and document analysis of management reports, sustainability disclosures, and maintenance records. Validity and reliability are ensured through pilot testing, expert validation, and Cronbach’s alpha coefficients exceeding 0.7 for key survey instruments. Quantitative data are analyzed using descriptive statistics, correlation analysis, and multiple regression analysis to determine the relationships between sustainability practices and management outcomes. Qualitative data from interviews are thematically analyzed using NVivo software to unpack underlying perceptions, barriers, and facilitators of sustainability implementation. Expected findings indicate that the proposed framework positively influences property performance by integrating sustainable practices into core management processes, leading to measurable improvements in energy efficiency, tenant satisfaction, and property value. Additionally, the framework's flexibility allows adaptation to various property types and operational contexts, while identified barriers include financial constraints, lack of stakeholder awareness, and regulatory gaps. The study contributes to knowledge by offering a comprehensive, empirically validated framework that bridges theoretical constructs and practical applications in sustainable property management. It advances the understanding of how integrated sustainability practices influence property operation and stakeholder engagement in the real estate industry. Furthermore, the research underscores the importance of aligning property management strategies with sustainable development goals, providing a reference for policymakers, property managers, and academics. The main conclusion emphasizes that sustainable property management frameworks can significantly enhance environmental performance and stakeholder satisfaction when informed by robust empirical evidence and grounded in relevant behavioral theories. Recommendations include the adoption of the framework by property management firms, integration of sustainability assessment tools into management protocols, and enhancement of regulatory environments to support sustainable practices. The study suggests avenues for future research, such as longitudinal studies to assess long-term impacts and exploring technological innovations' roles in advancing sustainability in property management. Overall, this research offers a practical and evidence-based foundation for fostering sustainability within the property management domain, contributing to sustainable urban development and resilient real estate markets.
