This thesis aims to analyze gentrification patterns in urban neighborhoods, focusing on the factors driving gentrification, its impacts on the social and physical fabric of neighborhoods, and the implications for urban planning and policy. The study employs a mixed-methods approach, combining quantitative analysis of demographic and housing data with qualitative research through interviews and case studies.
